Mortgage rates were all over the board this week, according to a weekly survey released today by mortgage financier Freddie Mac.

The standard 30-year fixed-rate mortgage crawled up three basis points to 6.06 percent for the week ending May 1, while the 15-year dipped to 5.59 percent from 5.62 percent a week earlier.

Meanwhile, one-year adjustable-rate mortgages were unchanged at 5.29 percent and the average 5/1 ARM stood at 5.73 percent, up from 5.68 percent last week.

A year ago, the 30-year averaged 6.16 percent, the 15-year was 5.87 percent, the one-year ARM 5.42 percent, and the 5/1 ARM 5.87 percent.

Mortgage lender points and fees climbed to a half point from 0.3 percent last week on both the 30-year and 15-year, remained at a half-point on the 5/1 ARM, and averaged 0.6 percent on the one-year, up from 0.5 percent last week.
