A Long List of Mortgage Layoffs, Mergers, and Closures


I first created this list of mortgage layoffs and closures in February 2007.

Back then, scores of mortgage companies consolidated, laid off employees, sent out scary warnings, and went out of business.

Around that time, some 2.33% of all U.S. mortgages were delinquent, a number which was sure to rise over the following years as the full extent of the mortgage crisis revealed itself.

Between the first and second quarter of 2006 alone, mortgage repurchase requests also tripled thanks to shoddy underwriting that was prevalent during that era.

It was a toxic combination of sky-high home prices at the time of origination, zero down payments, rising mortgage rates, terrible underwriting, rampant fraud, a deteriorating secondary market, and unmanageable mortgage payments.

The party came to an abrupt halt when home values plummeted in nearly every metropolitan area throughout the United States.

There were some 86,126 mortgage job cuts in 2007, and countless more in subsequent years as major institutions like Bear Stearns, Countrywide Financial, IndyMac, and Washington Mutual all shuttered.

More than a decade since the Great Recession began, mortgage companies are still facing the consequences of getting involved in what was then a very risky housing market.

Now we face yet another potential housing crisis, due to lofty property values and a doubling of mortgage rates (3% to 6%) in less than a year.

Since early 2022, mortgage layoffs have been driven by a major decrease in mortgage refinance demand and a dwindling pool of eligible home buyers thanks to significantly higher mortgage rates.

Lately, I’ve seen a surge of user comments from former mortgage employees who have been laid off. Those can be viewed below the layoff lists at the very bottom of the page.

Simply put, mortgage companies must “rightsize” as too many players chase far too few loans.

  1. I had a mortgage loan with a company called AMC Mortgage Services in Santa Ana, CA. I was directed to Transnational Financial Network. All of their contact numbers are out of service. I would be greatly appreciative if anyone could assist me with current contact numbers for: AMC, TRANSNATIONAL FINANCIAL NETWORK or the institution that they were sold to.

  2. need help to find who acquired and when Commodore Financial Services Corp., Dallas Texas and if it was Matrix Financial Services Corp., Dallas or wherever. Trying to clear up a release of lien on property with original note maker Commodore, Matrix released the lien and recorded it but Title company needs to establish the relationship between Matrix & Commodore.   3. Paid off a loan in 2009 to Alliance Financing Mortgage Corp, out of Mt. Prospect, IL. They are no longer in business now. Lien was never released and do not have proof of payment. How do I clear up a lien with a company that no longer exists?

Already lost one buyer and have another but can do nothing until lien is released. Original mortgage with Advent filed 8/8/2007. Unbeknown to us 14 days later a second loan was filed by TBW for same amount. Advent loan was never released. Did TBW acquire Advent????

  5. Paid off mortgage in 2004 – Washtenaw Mort. Co. never reconveyed the title or released the lien – it is showing on title = am in the process of selling – but Washtenaw went out of business in 2005 – no phone #’s or emails are any good. I do have a form letter from Washtenaw indicating the loan was paid in full with a copy of the final escrow account disclosure statement, but it is not signed by anyone and sent out generically from their Customer Service Department.

    What can I do to have this removed from title when the company no longer exists?

    I don’t know if they merged. I believe HSBC shuttered Beneficial years ago during the crisis. And I don’t know the reputation of Rushmore Loan Management, sorry I can’t be of more help.

  16. Hello I’m selling my house and have been informed that I have a lien on my title from Aames Funding Corp.
    I can’t find anyone to help me clear this up. My mortgage is with Wells Fargo and they are trying to sort this out but time is the critical factor. I know Ocwen took over Aames because I had a loan for 132,000 and it was released by Ocwen, but there was a second mortgage which was never funded in the amount of 150,000 and Ocwen has no knoweledge of it

  19. Trying to find the link between Metrociti Mortgage Corp. and GMAC sometime around Feb 2003, or before.

    Metrociti issued loan on a Mexican residence, probably Homecomings Financial got it somehow around Feb 03, then payment went to GMAC from Aug 2010 until Ocwen since May 2013 and now is with another with whom we are trying to pay off and sell.
    Property is in Trust in Mexico and Fiduciary will not release until Metrociti is linked to GMAC…

  22. The Money Source (TMS) not only sold out to Amerisave, but laid off 50+ without warning. Funny, as the CEO was announcing this, he’s still talking about ‘Growing Happiness’! Even better, didn’t even take the time to look anyone in the eye, a thank you, handshake, or apology. Only discussing TMS and it’s future platform. Sickening.

    Knowing this was in the works for a couple months, why were you still recruiting and hiring? You disgust me beyond measure!

    I believe National City owned First Franklin but sold it to Merrill Lynch in 2006, and Merrill was later acquired by Bank of America.

  25. Sierra Pacific Mortgage actually closed the branches they opened in CO after 5 months.
    The statement that they “acquired Moore Group” is misleading as the Moore group is just a family branch team that changed companies to Sierra Pacific.

  39. On February the 18th 2022 American Pacific Mortgage had a layoff rumor has It of 226 employees. I was one of those affected. I have 23 years in the mortgage fulfillment industry and that didn’t save me from the layoff ax.

  40. FGMC/GOODMORTGAGE based out of Plano, TX laid off 36 retail employees with a 15 minute notice and a pre-recorded call with a generous 1 week severance, didn’t even matter if you gave years or months of service. 1 week severance.

  44. Strong Home Mortgage, a preferred and participating Costco lender, just laid off 25% of their production staff yesterday (4/7/22) which was 30 loan officers nationwide. More than likely they will be laying off operations today since it’s the end of their pay period. Once a solid company that preached they won’t lay people off, here we are.

  47. Just a comment; I’ve been in the mortgage industry just under 30 years. I have been in more lay offs than I’d like to actually remember or count. It’s tough out there right now, I was just laid off on 3/07, I thankfully was lucky enough to have someone notice me and refer me to another lender. Keep your eyes open and share with others who are in need of a job. There are more mortgage jobs out there, it might not be what you prefer, but at least you can keep your foot in the door and move up “again”. I figured out a long time ago, other industries don’t like to hire mortgage people. We are kind of pigeon holed… it takes a tough person to ride this ride anyway! Good luck!!

  50. Guaranteed Rate has been laying off since Nov 2021, they also laid off in Jan & March. They also laid off bunch of people from Stearns, who they just bought last year. Not sure how many over all because they somehow keep it out of the news.
    Freedom also recently had layoffs.

  55. Academy Mortgage just “dissolved” their Growth & Development and Employee Engagement departments, as one of the G & D employees, I am not sure how many layoffs in total. I do know that there were rumors about Academy selling, stirred up by a LinkedIn post by Anthony Casa, but Senior Leaders were deployed to shut the rumors down the day before the layoffs started. I happened to be traveling for work – across the country from where I lived when I was laid off: “as of today, you are no longer employed with Academy.” Totally left stranded. My guess is they’re cutting the fat and prepping their balance sheet for a sale. Regardless, they’re not the great company I thought they were.

  60. Provident Funding laid off roughly 50 in Nov 2021 and had another round on June 2nd 2022 (exact figures unknown but estimates around 20-40 people).
    The two rounds of layoffs account for 15-20% of the company’s workforce

  67. SitusAMC just eliminated an unknown amount of positions. People found out while they were working and their email was disabled. But they were told they need to finish out the day because the layoff isn’t effective until July 1st. No class. No class at all.

  78. Interfirst Mortgage Co. did layoffs in Nov. 2021, March 2022 and May 2022. They have a skeletal staff and almost zero loans in the pipe. Expect more layoffs, if not another complete closure, in the coming weeks/months. All AFTER they received an influx of capital in the $175m range to “better” their proprietary LOS software; it didn’t help!!! So maybe the bodybuilder CEO and his VS model wife can purchase another multimillion property in Chicagoland with those funds; it certainly didn’t go to the employees that brought them back up when they re-opened after closing their doors in 2017.

  93. AAG has laid off for the 2nd time this year AFTER assurance that jobs were secure…HUNDREDS laid off! Only kept the under achievers and poor producers, sad!

  94. Crosscountry Mortgage is not on the layoffs list, but they are/have been axing people left and right, just before the grand opening of the new home office.

  95. Pentagon FCU (PenFed Credit Union) just laid off a unknown (seems to be large scale) number of mortgage employees — I’m a Current Employee

  96. Highlands Residential Mortgage’s corporate headquarters in Allen, texas also had layoffs and staff reductions. It makes you wonder what these companies were doing to invest their money in sound investments. Or did they think the housing market would keep going up forever? I see reductions for the next year which will erase all the profits and shut a lot of these entities down. Keeping all the department heads dead weight and hiring based on lower compensation plans, lower scale talent, and making others do more work will only come back to bite the entity in the end and hurt the brand and culture.

  97. Primary Residential Mortgage, Inc. (PRMI) laid off 1/3 of their staff last month over the course multiple weeks and laid off several executives (VP – EVP) yesterday. I haven’t seen anything about it in the news. It’s really sad. They laid off people who have been with the company for decades, people on FMLA, and even a mother with a newborn baby.

  98. NASB Home Loans just laid off about 37 of their 90 loan consultants and around 40 operations staff on November 3rd, 2022. This has been under the radar and nothing in the news about it.

  99. Cross Country Mortgage layoffs in August, September and October. Before grand opening of new facility in November. Not giving any severance packages, also not paying employees their accrued sick and vacation time. Along with letting people go a day before end of month so that will not have to pay them bonus wages

  100. Has anyone heard if Cake Mortgage Corp. is still in business? Not in bankruptcy? They did a round of layoffs this year.

  101. Redwood Trust laid off numerous people prior to Thanksgiving including myself. I assume more to come as there is no loans to purchase

  102. Guild Mortgage has been doing layoffs since the end of 2021. They cut a larger portion of people in June. They’ve been staying under the radar by doing them in smaller numbers (aprox 30 at a time). I’ve heard they’re also making pay cuts.

  103. Wow that list is pretty long. I guess people looking for another mortgage jobs is slim and none. How do the non qualified loans companies still stay in business? This list gives us a perspective to get out of the mortgage industry and pivot to some else. It sure opened my eyes to look for another industry. It’s a shame whom would take over the loans if people are still buying homes

  104. CMG Financial, based in San Ramon CA, has been doing layoffs all year but it looks like theybare flying under the radar. I was laidoff off on March shortly after a Processing Manager and her entire team. I would be curious to onow how many have been let go YTD.

  105. Was made a part of Envoy Mortgage’s 5th round of layoffs (since July) yesterday. 20 years in the business overall. Pretty much just a skeleton crew left.

  106. Amerifirst Home Mortgage had its 4th layoff this year. I don’t know how many, but departments have been completely let go. Apparently they are merging with another company???

  107. Hey Colin, I’m not sure why you won’t post about Amerifirst Financial Corporation? (dba Amerifirst Home Mortgage, Ameriuno, & Ameritrust. Unaffiliated with Amerifirst Financial Inc.). It can’t be numbers, because they had 44 branches over 18 states.

    Well, after seven layoffs, the hammer hit. They will be merging with Union Home Mortgage. They’ve laid off practically the entire back office effective 02/2023. They’ll be keeping the loan originators, however.

  108. Cardinal Financial Company/Sebonic did 5 or 6 rounds of layoffs no including the 1st 2 rounds that started at Q4 2021.

  109. Hey Colin, North American Savings Bank announced on Friday 1/6/23 they will be close their Consumer Direct Division. This will affect over 100 employees in all departments.

  110. Flagstar Bank makes big cuts to mortgage operation
    Michigan-based Flagstar Bank is reducing its retail operations and laying off hundreds of staff after receiving approval for a merger with New York Community Bank.

    According to laid-off employees, the layoffs occurred on Thursday morning and were unexpected, with no warning and immediate termination of access to company systems and emails. However, the company offered severance payments based on tenure and job position

  111. Rocket Mortgage is consolidating heavily. Putting people on “opportunity letter” giving them an opportunity to stay in production based role if you meet a set goal. But then when you meet the set goal, they still remove you from your position and force you into an hourly role, taking future commissions (since they pay on closings) and giving them to random bankers… or you can be terminated. I exceed the goal of the opportunity letter and was told “it didnt really matter” and that was all the explanation I got while having to hand off over $15k in commissions for the next month.

  112. I can verify that Lennar Mortgage laid off 114 people on 1/6/2023, then two weeks later gave the ones left 2% to 4% raises and a lot of promotions with 10% raises.

  113. Fairway Independent Mortgage just closed a few branches affecting Colorado, California, Wyoming and Washington on 2/28/2023. Confirmed by people affected by the layoff. Servicing has been sold as well.

  114. Past Premium Mortgage Employee

    I can confirm that Premium Mortgage Corporation has had three rounds of layoffs in the last 10 months. The first layoff was a 20% staff reduction. I’m not sure about the second and third rounds other than some of the higher paid employees were included and they did not severance. I worked there for 10 years and nothing.

    They also implemented pay cuts for the remaining management team.

  115. Trying to locate Palace Industries, Inc. to obtain a mortgage satisfaction for a loan assigned to it by Goldome in 1987. Any information would be appreciated.

  116. Academy Mortgage has had more layoffs. 200 people impacted at the end of April 2023. Several others impacted earlier this year. Sold mortgage servicing in February 2023.

  117. Pentagon Federal Credit Union (PenFed) just laid off 75% of the Correspondent Division, likely to exit correspondent business … decision still unknown at time of writing.

  118. What other jobs can a mortgage underwriter or processor qualify for that are out of the mortgage industry?

  119. Academy Mortgage has laid off more people. I am a former employee so only hearing through the grapevine. It rumor has it the CEO was either let go or stepped down.

    The biggest layoffs happened in May 2022, December 2022, and April 2023 with smaller layoffs happening throughout. I am not sure of exact details what happened this month but I do know the CEO wasn’t the only one. Many people have also left on their own the last year.

  122. Look up Intercontinental Exchange (ICE) Mortgage Technology. They recently acquired Black Knight Inc. Cost savings was part of the deal…people were/are being laid off. Not on your list.

  123. I just found out a bunch of seasoned LOs have been cut in the PNW in the last 8 weeks. Some with over 20 years and survived the GFC. Banks included US Bank, First Interstate, and Citizens Bank. Not sure how many were affected, but they are no longer going after loans. If you call you get routed to a regional call center.

  124. American Financial Network which is based out of California is on another round of layoffs after asking employees to take a 10% reduction in pay last month. They probably did this to lessen the amount of unemployment to pay out smh.

  125. How to get a lien on title removed from what was ford – sold to another company then another and they never updated the liens with transfer data and can’t get it removed now – any ideas? They believe that the last company was then sold to citi – but again no updates were ever recorded
